Our design approach for this single story semi in North Bondi maximised the living area with a first floor addition to add space, light and ventilation. The variable set-backs of the addition direct the views outward so that curated scenes are captured from all rooms in the home. The double height void at the entry, typically reserved for grander sized dwellings, further establishes that sense of space upon entry. A floating staircase and fireplace bench, ample glazing, v-groove panelling, timber floors and a modern palette are the details our client desired for this renovation.

Environmental Features

  • Cross ventilation paths throughout the home.
  • Overhangs to block the harsh summer sun whilst still allowing the winter sun to penetrate deep into the home.
  • All the wall and ceilings have been insulated.
  • Strategic plantings (shading, deciduous to ensure winter solar access).
  • Use of low water/indigenous plantings.
  • High water efficiency fixtures (5 or 6 star as per BASIX Certificate).
  • High energy efficient electrical fixtures.
  • Raised floor structure to facilitate subfloor ventilation.
  • Articulated building form to provide shading and ventilation opportunities.
